Vancouver City Council approves Heather Lands rezoning application

Heather Lands project to deliver attainable home ownership

The partnership of the Musqueam, Squamish and Tsleil-Waututh Nations and Aquilini Development, known as MSTA, had its rezoning application for the Heather Lands successfully approved by Vancouver City Council today.

The Heather Lands is 21-acres located between West 33rd Ave and West 37th Ave at Heather Street. In late 2025, the MSTA submitted a new rezoning application for the site, aimed at building about 4,200 homes. Thanks in part to the Attainable Housing Initiative (AHI), a partnership between the MST Nations and the Province of BC, about 85 per cent of them will be priced at below-market prices.

The newly approved rezoning will see 16 buildings between four and 46 storeys, a childcare facility, school, park and public open space, retail space, a cultural centre, and a mix of AHI, strata, and supportive housing.

The MSTA’s rezoning application was supported by the Canada Lands Company, a federal Crown corporation specializing in real estate and development.
