Location: Office is in North Vancouver. Travel will be required in North Vancouver and Squamish.

Hiy̓ám̓ Housing Society is an incorporated non-profit Society, newly formed by the Squamish Nation Council as part of its strategic priority to house every Squamish Member within a generation. Our mandate is to provide and build affordable housing for low-to-moderate income families with a priority, but not exclusive, focus on Squamish Nation Members.

General Purpose
A Building Manager within the context of Hiy̓ám̓ Housing Society, is stationed onsite at our buildings and performs daily cleaning and maintenance services. The onsite building manager reports any need for repairs to the Property Manager and is the contact for any contractors performing work on common property. The incumbent typically works during normal business hours and reduced hours over the weekend. You will be responsible for the day-to-day operation of the buildings to ensure an excellent living experience for tenants.
Key Responsibilities and Duties
- Regular interactions with tenants and the Property Manager to discuss the building operations, and to address building concerns and issues.
- Enforcing policy, rules & regulations of Hiy̓ám̓ Housing Society.
- Inspect common building areas and identify required maintenance, including mechanical, security, garbage/recycling, laundry, landscaping, etc.
- Perform minor building and suite maintenance and repairs, and coordinate contractors/trades to perform more extensive maintenance work and emergency repairs.
- Schedule and supervise tenant move in/move out activities, perform regular suite inspections, maintain records of suite repairs, and ensure vacant suites are ready for new tenants.
- Collect /deposit rents and security deposits, when required.
- Strong organization, planning and diplomacy skills to prioritize tasks, interact with trades, handle conflict, and exercise sound judgement.
- Monitor building conditions and security (review security cameras as requested by property management).
- Supporting our Residents and Associates during a health crisis.
- Respond to 24-hour tenant emergency phone line.
- Regular walkthrough inside and outside ensuring cleanliness, safety, garbage-recycle disposal.
- Monitor, parking, bike lots, lighting, and locking or unlocking of public areas.
- Assist residents on inquiries, disputes and or concerns.
- Report building issues and incidents in writing.
- Facilitate move-ins /move-out and any other annual inspections which are required.
- Scheduling and showing units.
- Post notices, issue letters, and enforce rules.
- Updating property and asset management software.
- Assisting in maintenance and capital planning and budgeting.
- Assist First Respondents and execution of emergency protocol if needed.
- Perform monthly security inspections (Generators, Fire Alarm, and others) as required.
- Provide emergency/unscheduled repairs i.e. changing light bulbs, shovelling snow, sweeping sidewalks, high-level plumbing, general labour, landscaping, general handyman/handywoman work.
- Snow removal and salt application at entrances and all walkways of the properties.
- Maintenance task at the Societies office and at new housing projects.
Qualifications and Skills
- You are able to meet the physical demands of the job i.e. ability to lift 50 pounds, use standard cleaning equipment, climb a ladder, etc.
- You like working with people and possess excellent communication skills in English, both oral and written, and have the ability to form positive relationships with others.
- Skilled at conflict resolution and know how to diffuse a situation.
- An effective communicator, and comfortable correspondent in writing to keep your Property Manager and staff up to date with building operations.
- Able to work flexible hours, including weekends, and on-call for emergencies.
- Experience with maintaining building and mechanical systems, and basic handyperson skills, are strong assets.
- Knowledge of mechanical and HVAC systems.
- Strong computer skills.
- Excellent email correspondence.
- Experience supervising on-site workers.
- Knowledge of the Residential Tenancy Act is an asset.
- A minimum of 2 years of experience as a building manager is ideal.
Education and Experience
- Secondary School Certificate or Diploma or equivalent
- Building Manager experience is an asset
- Valid CPR/First Aid certifications
- Non Violent Crisis Intervention certificate would be an asset
- Valid Driver’s License and vehicle required
- Must pass reference and criminal record check

General Purpose
We are looking for dedicated individuals who are committed to making a difference in the lives of the people we serve. The Tenant Support Worker (TSW) is responsible for working with individuals to provide emotional and cultural support, develop skills and access resources to increase tenants’ capacity to be successful and satisfied in the living, working, learning and/or social environments of their choice. The TSW provides these services directly or, facilitates and co-ordinates tenants’ access to services available on the site and in the Squamish community. The TSW focuses on strengths and capacities of individual tenants receiving services and supports.
Reporting to the Property Manager and Director of Finance, this position establishes positive relationships with a diverse tenant population including people who are at risk of homelessness, fleeing abuse, trauma or challenged with medical, mental health or addictions issues. The TSW helps tenants overcome the various challenges that arise when living in a social housing environment. The position facilitates the development of personal support networks by utilizing supports within communities, family members, peer support initiatives, and self-help groups.
Services provided include crisis intervention, providing information and assistance to meet obligations as tenants and facilitate access or, follow through with available site and community resources. The Tenant Support Worker encourages the tenants’ use of available social, occupational, spiritual, financial, intellectual, residential, recreational and educational resources to meet their goals, ensuring services are culturally relevant to the individual tenant.
Key Responsibilities and Duties
- Establish a respectful working relationship with all tenants, contacting and getting to know individuals.
- Maintains open, honest and direct communication with tenants and former tenants.
- Provide one-to-one and group support to help identify, objectives, and resolve conflict;
- Create a safe, accepting environment that values individuals’ privacy and choices in the areas of personal life, leisure, education and work.
- Provides information regarding options and alternatives including information about income assistance, legal services, health and mental wellness issues, drug and alcohol services, housing and other resources as requested.
- Assist tenants to develop support plans and connect with appropriate supports and community-based resources.
- Advocate with tenants and their families to improve support from on-reserve and off-reserve programs.
- Work with tenants to identify and develop programs and activities that meet their interests and needs.
- Assist tenants in their units as needed to de-clutter, clean and prepare for pest control.
- Identify and assess potential emergency situations and respond appropriately.
- Monitor visitor access and activity in common areas.
- Establish and maintain a positive working relationship with the housing staff team.
- Participate in staff meetings, training programs and workshops, as necessary.
- Complete paperwork and documentation including contacts, critical incident reports, time sheets.
- Create programming, education and materials to support tenants to be successful.
Qualifications and Skills
- Strong time and general management skills
- Proficiency in basic computer skills and software such as Microsoft Office
- Awareness of cultural diversity, human rights and the Squamish Nation
- Ability to build relationships with internal and external clients
- Ability to assist groups to develop and co-ordinate community activities and programs
- Ability to build and maintain professional, confidential relationships with multi-barriered people
- Ability to work effectively across organizational departments and in a team and partnership context
- Strong analytical and problem-solving skills
- Demonstrated skills in crisis intervention, mediation and conflict resolution
- Superior oral, written and interpersonal communication skills
- Sound knowledge of social housing and their role in the social service system
- Sound knowledge of current social and Indigenous issues such as poverty, homelessness, mental illness, addictions, domestic violence, child protection, etc
- Sound knowledge of Squamish Nation community resources and methods of access
- Working knowledge of the Residential Tenancy Act and applicable Health and Safety regulations
- Ability to apply a high degree of discretion in establishing supportive, trusting relationships with tenants
Education and Experience
- Clear Criminal Record Check
- Ability to function effectively in difficult and/or crisis situations is required
- Current First Aid and CPR
- Naloxone Training
- FOODSAFE Level 1
- Valid Class 5 driver license and vehicle required
