Heather Lands: Public hearing on March 5
The partnership of the Musqueam, Squamish and Tsleil-Waututh Nations and Aquilini Development, known as MSTA, will have a public hearing on March 5 for its rezoning application for the Heather Lands.
The Heather Lands is 21-acres located between West 33rd Ave and West 37th Ave at Heather Street. In late 2025, the Musqueam, Squamish and Tsleil-Waututh Nations, along with Aquilini Development, submitted a new rezoning application for the site, aimed at building about 4,200 homes. These homes would be 99-year strata leaseholds and about 85 per cent of them will be sold at below-market prices for middle-income earners under the Attainable Housing Initiative (AHI).
The rezoning proposal, if successful, would see 16 buildings between four and 46 storeys, a childcare facility, school, park and public open space, retail space, a cultural centre, and the AHI homes.

The public hearing will take place Thursday, March 5, at 6 pm at Vancouver City Hall. The Heather Lands application is the first item on the agenda. Vancouver City Council is expected to decide on the rezoning application at the end of the public hearing.
